The Action: It’s not unheard of for buyers to pay premiums for Lytton Park homes, but agents Irene Kaushansky and Philip Brown still staged, filmed and photographed this updated, centre-hall residence. Without anything comparable in the community, one buyer presented an offer days before the presentation date, forcing the agents to inform other visitors, three of which countered back with their own bids.
What They Got: About a decade ago, a 92-year-old home was essentially rebuilt and expanded into a roughly 3,000-square-foot residence with more entertaining areas and a four-bedroom plan, including a master suite with a gas fireplace, walk-in closet and one of five bathrooms.
There is a formal dining room and fireside living area, an open eat-in kitchen and fireside family room with an island, granite counters, stainless steel appliances, hardwood floors and exit to the 40-by-125-foot lot and private driveway.
The carpeted basement contains a guest room and recreation room with a built-in sound system, above-grade windows and eight-foot ceilings.
The Agent’s Take: “Because it had been completely renovated from the ground up 10 years ago, it had all the modern systems and nice finishes,” says agent Irene Kaushansky. “It wasn’t one of the smaller new construction homes, yet it was smaller than the big traditional layouts – however in much better condition – so it filled a gap.”
The sellers also added interior space. “There was a big addition, which created that great kitchen and family room combination that everybody pines for, a very big master suite and additional space in the basement,” Ms. Kaushansky says. “The lot – for that pocket – is a little bit smaller than others, but there was still a nice yard, completely fenced, which is great for kids and dogs.”
